You'll attend an initial concept design meeting to discuss the project brief - this is usually done in person, at your site or home.

A preliminary site assessment is completed to measure your site, review site constraints and discuss planning and building regulations.

A design services agreement, outlining the services, deliverables and fees of BILDEM DESIGNS will be drafted up for your acceptance.

As a boutique design studio, BILDEM DESIGNS provide full and part project management.

Concept Design
We will organise an initial design briefing and consultation meeting usually on site, where you'll be able to convey your desired outcome. Your site will be measured, and all aspects of your design brief will integrated into an inital concept design. It is also at this stage that investigation into planning and building controls for your selected site will commence, ensuring a streamlined process through to project approval.
Advanced Design
After your review of the concept design, you'll have the opportunity to share your feedback and be advised of any limitations of your chosen site. BILDEM DESIGNS has relationships with reputable builders and trades and can put you in contact with our preferred suppliers to gauge project costs and an anticipated build-time. Once your design has been further customised and aligns to your vision, the application stage can commence.
Development Applications (DA) and Complying Development Certificate (CDC) approvals
BILDEM DESIGNS pride themselves on making the approval application process a positive experience for our clients. We manage all documentation, certifications and approvals needed to obtain project approval from either your local council or private certifier. As part of our service, we manage the application submission from beginning to end.
Construction Certificate (CC)
During the Construction Certificate stage, the preparation of all documents will commence in order to gain construction approval. At this stage of the project, your preferred builder will need to be nominated. With many contacts within the industry, we can help you choose the right builder, however you're also welcome to source your own.
Construction Documentation
Beautiful projects can only be achieved with detailed architecture drawings, ready for construction with your preferred builder. Whilst we believe your builder will have full confidence using the documentation provided, we will remain in contact with both you and your builder throughout construction, another part of our boutique service offering.
Project Management
BILDEM DESIGNS provide on-site project management services, including attending meetings with owners and builders to ensure all works are in accordance with your chosen design and any other specifications.

Information from the various sources will be combined to ensure that your project brief is maintained, whilst ensuring local planning and building requirements are met.

You'll attend a client consultation where the design will be presented.

Further changes to the design can be made if necessary to further enhance or customise the design.

Approval: Time to celebrate!

External consultants are engaged, with all correspondence managed by BILDEM DESIGNS.

Architecture drawings and documentation is finalised.

Lodgement is made to the relative council or private certifier.

Project approval is achieved.
